POSITION DESCRIPTION

Reports to: Property Manager (or Assistant Property Manager) and Chief EngineerPURPOSE:

REQUIREMENTS, EDUCATION, AND EXPERIENCE
- A valid driver’s license is required
- A high school Diploma or GED is required
- When applicable, obtain industry, city and/or government working licenses, permits and certifications*, such as Boiler Operating Permit, City of Houston 3rd Grade Stationary Engineering License (required); 2nd Grade (a plus), Electrical Apprentice License (required); Maintenance Electrician License (a plus), EPA CFC Universal Certification (required), SMT (preferred)
- Continuing education at various levels will be required
- Minimum of 6 years building engineering experience (engineering and/or porter supervisory responsibility experience is a plus)
- Associates degree in HVAC design or technical school training may be substituted for a portion of experience
- Experience with leading innovative and high-profile projects preferred

- Respond to tenant calls (on and offsite) assigned by the management office
- Perform and record electric and water meter readings, complete work orders daily and maintain PM’s software, and maintain equipment log readings (i.e. fire pump, emergency generator, water treatment). Notify management of any potential problem or existing condition that could cause mechanical failure or personal harm immediately. Provide Supervisor with monthly documentation as instructed
- Provide Supervisor with month end data regarding, ESR (Engineering Status Reports), meter readings, overtime, expenses, and maintenance checklists in a timely and effective manner
- Communicate with property and engineering management leadership team on a daily basis to discuss and administrate daily and weekly priority projects and any problems that need attention
- Monitor and report conditions of any mechanical installation during construction or mechanical repairs. Maintain MRIO building standards with all trades. Take appropriate action with any improper installations or deviations from building standards
- Perform diagnosis, trouble shooting, and problem solving with various technical systems at the property
- Communicate with Property Manager and Chief Engineer on a daily basis to discuss daily and weekly priority projects and any problems that need attention
- Exercise proficiency in web-based work order and preventative maintenance systems, including closing out work orders on a daily basis
- Complete PM’s, Equipment Logs, O & M Manuals monthly
- Responsible for turning in restroom inspections and vacancy check list (completed by Porter or Apprentice Engineer), and report back to Supervisor on repairs requested by Supervisor on a monthly basis
- Review and understand all construction drawings/plans for tenant improvements and capital projects
- Write requests for proposals, scope of work for projects, hold pre-bid meetings, submit bid comparison spreadsheet to Supervisor for review and present recommendations
- Track utilities, perform utility management analyses and provide actionable recommendations
- Provide overtime HVAC and utility submeter readings for tenant billing
- Order supplies or equipment from local suppliers as needed, budgeted or instructed by Supervisor
- Understand the Porter duties, edit and change with Supervisors as needed; monitor/mentor and direct them in alignment with Company goals and Supervisor input
- Perform various other functions or projects as directed by the Supervisor
- Attend monthly training meetings, use Engineering brown bags to determine the effectiveness of the training program
- Prepare or help manage preparation of budgets and perform budget analyses
